Contractor in Happy ValleyNewer homes, HOA rules, busy weekends
Happy Valley has grown fast, and many of its homes are now at the age where paint fades, decks soften and the to-do list gets longer. We take care of that work and keep your HOA paperwork in mind.

Much of Happy Valley has been built since the 1990s. Subdivisions climbed the hills around Mount Scott, Scouters Mountain and Sunnyside, and newer streets keep going in toward Pleasant Valley and the old Damascus area. Those homes are solid, but many now face their first big round of upkeep: exterior paint, deck boards, fence lines and caulk around windows. A good share of our work as a Happy Valley contractor is exactly that kind of second-decade care.
Hillside lots bring their own issues. Decks often stand tall on the downhill side, so posts, beams and stairs carry a lot of load and take a lot of weather. Slopes push water toward fences and the bottom edge of siding. When we look at deck repair in Happy Valley, we check the framing and the connections, not just the boards on top, and we tell you plainly what we find before we write the bid.
Plenty of Happy Valley families are busy enough that small jobs pile up. That is what our handyman and punch-list work is for: a sticking door, drywall dings, a loose railing, shelves to hang, a fence gate that drags. We can work through a whole list in one visit where it makes sense. Larger projects, like a full repaint or new siding on a two-story home, get a written bid and a clear schedule.
Neighbourhoods we work inHills catch the weather
Happy Valley's hills sit higher than much of the metro and catch wind and wet snow in winter. South and west walls take the summer sun, which fades paint and dries out the stain on decks and fences. Plan to refresh deck stain every few years, and expect the sunny side of the house to need paint before the shady side does.
First repaint, first deck rebuild
Builder-grade paint and pressure-treated decks were never meant to last forever. On homes from the 1990s and 2000s, we often find failed caulk, peeling trim, soft deck boards and loose railings. None of it is unusual. Fixing it now keeps small repairs from turning into structural ones, and keeps the house ready if you ever decide to sell.
HOA color approvals
Many Happy Valley subdivisions have an HOA with rules about exterior colors, fences and decks. Check with yours before work starts. We can give you color samples and product details for the application, and we'll wait for approval before we schedule. We'll also tell you up front if a permit is needed from the city.

Can you help with HOA approval for exterior paint in Happy Valley?
We can't approve it for you, but we can make it easier. We'll help you gather color names, sample swatches and product information for your HOA application, and we won't start until you have approval in hand. It keeps everyone on good terms with the neighbors and the board.
Do you build and repair decks in Happy Valley?
Yes. On hillside lots we pay close attention to posts, beams and stairs, since that is where problems hide. We replace boards and railings, rebuild worn decks and stain them to protect the wood. You'll get a written bid that shows exactly what is included before any work begins.
Will you do a punch list before a Happy Valley home sale?
Yes, it is a common call. Inspection reports often list small items: trim repairs, drywall patches, loose handrails, paint touch-ups, doors that don't latch. Send us the list and we'll tell you what we can handle and when. Anything that needs a plumber or an electrician, we'll flag so you can book one.
