Doors that closelike they should

An exterior door takes more weather and more use than any other part of the house. We install front doors, patio doors and side entries that seal tight, swing true and latch with one hand, and we repair the jambs and thresholds that rot around old ones.

Exterior Doors — a real job, gently animated

Our exterior door installation work ranges from a single front door replacement to new entry, patio and garage doors on the same house.

One family had Shawn replace the front door on their old house and wrote that it looked and worked great when he was done.

One family had Shawn replace the front door on their old house and wrote that it looked and worked great when he was done. Another had a new entry door and a fire door fitted during a larger basement remodel, where the openings needed some improvising to suit the structure. Old houses rarely have square openings, and that is where careful carpentry earns its keep.

We install prehung exterior doors in fiberglass, steel and wood, as well as sliding glass patio doors and French doors. A good install starts below the threshold: a sloped sill pan, flashing tied into the housewrap, and a solid, level subfloor. Then the door is shimmed plumb, fastened through the jamb into framing, insulated and trimmed. Lockset and deadbolt are fitted so the latch catches without a shoulder push, and the weatherstripping meets the slab evenly all the way round.

If you are not sure a new door is needed, start with door repair. Sagging doors, sticking doors, failed weatherstripping, and rotted jambs and brickmould can often be fixed without replacing the whole unit. Triple SSS is a family-owned door contractor in Gresham, serving Portland, Troutdale, Fairview, Happy Valley and Boring, and the estimate is always free. You get a straight recommendation either way, with no pressure to buy more than the house needs.

Why it matters here.

Front doors in Gresham, Troutdale and Corbett take the brunt of the east wind, which drives rain sideways against thresholds all winter.

Elsewhere in Portland, doors under shallow porches see months of steady rain and splash-back that never quite dries out. Either way, the bottom of the jamb and the threshold are where water does its damage. Older Portland bungalows and mid-century ranches often have non-standard door sizes and out-of-square openings, so an off-the-shelf door rarely drops straight in. Careful fitting is what makes a new one last.

How much does it cost to replace an exterior door?

It depends on the door material, glass, size and hardware, and on how much repair the opening needs once the old door is out. A standard front door going into a sound opening is a very different job from a custom size with a rotted sill. We price it at the free estimate after measuring and checking the framing.

Fiberglass, steel or wood: which front door is best?

Fiberglass handles Portland’s damp well, resists denting and can convincingly look like stained wood. Steel is strong and economical but can dent and needs its paint kept up. Wood is beautiful and suits older homes but needs regular refinishing, especially on exposed entries. We help you weigh looks, exposure and upkeep for your door.

Can you convert a window into a sliding glass door?

Often, yes. It means widening the opening, installing a correctly sized header, and building out the floor and threshold below. One of our clients had us replace a dining room window with a sliding glass door so they could reach their backyard patio. We check the wall structure first and tell you what the conversion involves.

Should I repair or replace my front door?

If the slab is solid and only the weatherstripping, hinges or a section of jamb have failed, repair is usually the better value. If the door is warped, delaminating, rotted through or simply too drafty, replacement pays off. We look at the door, frame and threshold together and give you an honest call either way.

How long does a door installation take?

A straightforward swap of a single exterior door is usually a one-day job, with the house secure again by evening. Patio door conversions, double doors and openings that need framing or rot repair take longer. Ordering is usually the longest wait, and we give you a clear schedule once the door is on its way.
