West Linn has a bit of everything. The Willamette neighborhood, around Willamette Falls Drive, has older homes and a small-town main street. Bolton and Robinwood, along Willamette Drive, mix midcentury houses with newer infill. Up the hill, Hidden Springs, Rosemont Summit, Tanner Basin and Savanna Oaks are full of 1980s and 1990s subdivisions, many with HOAs. For a West Linn general contractor, that means reading each street before pricing a single board.

Hills are the common thread. Homes sit on slopes facing every direction, so one side of a house can stay mossy and damp while another bakes in the afternoon sun. Decks tower over steep yards. Driveways are steep too, which affects how materials get delivered and where a dumpster can sit. We plan all of that during the estimate so the job runs smoothly once it starts. We also lay down protection on decks and plantings before the first ladder goes up.

Most of our West Linn work is exterior: painting, siding repair and replacement, roofing, decks and fences. Inside, we help with drywall, trim and painting when rooms need a refresh. Many homes here are thirty or forty years old, which puts them squarely in the age for a second roof, new windows and a full repaint. We'll help you decide what to do first, then do it well. Small jobs are welcome along the way.

Sunny side, shady side

On West Linn's slopes, the south and west walls fade and crack in the summer sun while the north side stays wet and grows moss. That is why paint often fails in one spot first. We prep each wall for its own condition, replace soft trim and choose coatings suited to the exposure, rather than treating the whole house the same.

Eighties and nineties homes

A lot of West Linn was built from the 1980s onward. Those homes often have original windows, hardboard or cedar siding, and roofs on their second round. Where cedar shake roofs remain, many are near the end of their life. We'll walk the house with you and help you plan what to replace now and what can wait a few years.

HOA approvals first

Many West Linn subdivisions have an HOA with rules on exterior colors, roofing materials, fences and decks. Get approval before work begins. We can supply color names, product sheets and samples for your application. We'll tell you up front if a permit is needed from the city as well, so both sets of paperwork are settled before we start.

Do West Linn HOAs need to approve exterior paint colors?

Many do. Rules vary by subdivision, so check your HOA documents or ask the board. We'll give you the color names, brand and samples you need for the application, and we won't schedule the paint job until approval comes through. That keeps things simple with your neighbors.

Can you work on steep West Linn lots?

Yes. Steep driveways and sloped yards are normal here. We plan where materials go, how ladders and scaffolding set up safely and how to protect your landscaping. It is all part of the estimate, so there are no surprises once the work begins.

Do you replace siding in West Linn?

Yes, from a few rotted boards to a whole house. We open up the damaged area, check the sheathing and framing underneath, fix the cause of the water and then install new siding and trim. Then we paint or finish it so it matches the rest of the home.
