Every item,checked off
Selling, buying, moving out or turning over a rental all come with a deadline and a list. We take the whole list, price it clearly and work through it on schedule, so the house is ready when the photographer, inspector or new tenant arrives.
A punch list is just a list of everything left to fix, but the timing around it is rarely relaxed.
Sellers get an inspection report and a few days to respond.
Sellers get an inspection report and a few days to respond. Buyers want small issues handled before move-in. Landlords and property managers need a unit turned around between tenants without losing weeks of rent. Triple SSS handles punch lists across Portland, Gresham, Troutdale, Fairview and Happy Valley, working from your list, the inspector’s report or a walkthrough we do together.
Typical punch-list items include drywall patches and touch-up paint, sticking doors and missing hardware, loose railings, cracked caulk, damaged trim, torn screens, broken blinds, fence and gate repairs, and the small areas of dry rot that inspectors love to flag. Because we are a licensed contractor rather than a lone handyman, we can also take care of the bigger items that sometimes show up on an inspection report, such as rotted siding, a failing deck stair or a door that needs replacing.
For rental turnovers, speed and consistency matter. We patch and paint, re-caulk, repair doors and closets, replace damaged trim and blinds, and leave the unit clean and ready to list. Property managers get one written price per unit, and we can send photos of completed work for your records. Items that need a plumber or electrician are noted on the list so you can schedule them; we do not do that work ourselves, but nothing gets lost.

Why it matters here.
The Portland-area housing market keeps a lot of older homes changing hands, and older homes produce long inspection reports.
Dry rot at sills and trim, failing caulk, loose railings and worn doors are frequent items on reports in a climate this wet. Rental properties in Gresham, Rockwood and outer East Portland see steady tenant turnover and the same wear patterns again and again. Having one licensed crew handle the list quickly helps keep closings on track and units occupied.
In their words.
Working with Shawn and Triple SSS was awesome! They are professional, courteous, on-time, and most importantly communicative in a way that I believe to be rare in contractors. My house finally feels like my home thanks to these guys!
Triple SSS is responsive, their work is clean, their pricing is reasonable, and everybody who shows up at your house is going to be professional and courteous. Most importantly, for me, I know my parents are in good hands when Triple SSS shows up at their house.
We used Shawn for multiple projects. Always done right the first time and at a reasonable price. He is professional, honest, and really knows his stuff. Highly recommended.

What is a punch list?
A punch list is a list of items that need fixing or finishing before a house is considered done. It might come from a home inspection, a walkthrough before moving in or out, or a landlord preparing a rental. We work through each item, check it off with you and leave the house ready.
Can you do repairs from a home inspection report?
Yes. Send us the report and we will price the carpentry, drywall, paint, rot, door, deck and fence items. Anything that needs a licensed plumber, electrician or other specialist is noted so you can arrange it separately. We work to your closing timeline and give you a clear written estimate.
How quickly can you turn over a rental?
It depends on the condition of the unit and the length of the list. A light turnover with patching, paint touch-ups and small repairs moves much faster than one with damaged doors and trim to replace. We walk the unit, give you a written price and a realistic schedule, and then stick to it.
Do you work with property managers and landlords?
Yes. We handle turnovers and repair lists for landlords and property managers, with clear written pricing per unit and photos of completed work on request. Having the same crew on your properties means repairs are done consistently, and we learn the quirks of each building over time.
What repairs should I make before selling my house?
It depends on the house and the market, and your agent is the best guide. In general, fixing what an inspector is likely to flag, such as rot, loose railings, sticking doors, failed caulk and damaged drywall, along with fresh paint where needed, helps a house show well and reduces surprises during negotiations.
