Small fixes,done properly

The door that has to be shouldered shut, the railing that moves, the caulk line gone black. Small problems are easy to live with until they become bigger ones. We fix them properly, with a carpenter’s eye for what is causing them.

Home Repairs — from start to finish

Our home repair service covers the everyday problems that make a house harder to live in.

Doors that stick, rub or will not latch get planed, shimmed or rehung.

Doors that stick, rub or will not latch get planed, shimmed or rehung. Loose stair railings and handrails are re-anchored into solid framing. Gapped or split trim is re-nailed, filled or replaced. Cracked caulk around tubs, showers, windows and countertops is cut out and redone, and worn weatherstripping comes off doors and goes back on new. None of it is glamorous, but all of it adds up.

What sets our home repairs apart is that we are a licensed contractor, not just a handy pair of hands. If a door sticks because the floor has settled, or a railing wobbles because the post base has rotted, we find that and fix it rather than adding another screw. Triple SSS works across Gresham, Portland, Troutdale, Fairview, Wood Village and Happy Valley, and you deal with Shawn directly from the first phone call to the finished job.

Many of our home repair calls come from people who have been sitting on a list for months. One reviewer, new to her house, had several projects stalled until a friend pointed her our way; once they were done, she wrote, the house finally felt like home. Send your list, with photos if you have them, and we will set up a free estimate, group the jobs sensibly and tell you honestly which ones can wait.

Why it matters here.

Houses in the Portland area move with the seasons.

Wood swells through the wet months and shrinks in late summer, so doors that close easily in August stick in January. Older homes in Portland, Gresham and Milwaukie have often settled out of square, and railings installed decades ago have loosened at their anchors. Caulk and weatherstripping take a beating from months of rain and from the cold east wind out by Troutdale. Fixing these small things before winter keeps water and drafts out and heads off larger repairs later.

Why do my doors stick in the winter?

Wood doors and frames absorb moisture during Portland’s wet season and swell slightly, so a door that fit in summer starts to rub. Settling, loose hinges and worn strikes add to it. Often the fix is adjusting hinges or planing an edge and sealing it; sometimes the jamb needs resetting. We find the cause before we trim anything.

Can you fix a loose stair railing?

Yes. Most loose railings have a failed anchor at the newel post, a stripped bracket or a post base that has worked loose. We re-anchor into solid framing, add blocking where the wall has none, and replace damaged parts so the railing is firm again. Exterior railings with rot at the base are repaired or rebuilt.

How often should caulk be replaced around a tub?

It depends on the caulk, how the bathroom is ventilated and how often the shower is used. Once caulk is cracked, discolored, peeling or growing mildew that will not clean off, it is time to cut it out and redo it. We remove the old caulk completely, clean and dry the joint and reseal it.

Is it worth hiring a contractor for small repairs?

If the repair keeps coming back, involves something structural like a railing, or is part of a longer list, usually yes. A licensed, insured contractor can fix the cause as well as the symptom, and grouping several small repairs into one visit makes the trip worthwhile. We price your list at a free estimate.

Do you replace weatherstripping on doors?

Yes. We remove worn or flattened weatherstripping and door sweeps, check that the door sits evenly against the stop, and install new seals sized for the door. If the gap is caused by a sagging door or a warped jamb, we fix that first so the new weatherstripping can actually seal.
